Where the requested modification relates only to variation in the minimum lot area required of a lot or lots created by the subdivision; or the minimum dimensions of such a lot; the reviewing authority may approve the modification as part of its approval of the tentative or parcel map; together with such modifications and conditions as the reviewing authority deems necessary to substantially secure the objective of this title.
